CITY OF ESCONDIDO - Safari Highlands Ranch (Valley View Estates) Prepared Feasibility Analysis of the current entitlements and the existing conditions for possible acquisition by Concordia Homes in 2013 of an 1100 acre property known as Valley View Estates.  A Tentative Map and an Specific Plan had been previously submitted to the City of Escondido and said proposed project, was denied by the City of Escondido Planning Commission in 2004 - The Property was subsequently acquired in by Concordia Homes and a Master Plan is currently being prepared for a Planned Residential Development of 550 homes  - See Excerpts below of the 48 page Feasibility report  - Prepared for Concordia Homes - Solana Beach, CA

CITY OF DEL MAR  -  The Estates at Del Mar  – Border Avenue - Prepared a Feasibility Analysis outlining development opportunities for this 5 acre site on the Bluffs of Del mar– Assembled Consulting Team for the preparation of a Tentative Map and Environmental document for subdividing the property into Five (5) one acre lots for future construction  of multimillion dollar homes. Project is currently under review by the City of Del Mar and expect public hearings in January 2015 - Private ownership

CITY OF SAN DIEGO - Strauss Little Italy  – Juniper & Kettner - Prepared Civil Engineering documents for the on site and offsite improvements for the construction of a Mixed Use 30 Unit three story Apartment building with 4,000 SF of Retail. Project has been completed and was occupied in August 2014 - Strauss Little Italy Inc. - San Diego California

CITY OF LA MESA - Stanford Commons  – Stanford Avenue - Prepared a Feasibility analysis for development of a 2 acre site - Developed a Land Plan for 15 single family homes on a Planned Residential Development and took project through the Entitlement process approval of a Tentative Map and Planned Residential Development permit - Assembled team and manage the preparation of Construction Documents. Project is 90% completed with final occupancy at the end of 2014  -  Citymark Development - San Diego, California


 

CITY OF SAN DIEGO - Streetcar Row  – Adams & Idaho - Prepared Preliminary development plans, Demolition Plans and Civil Engineering plans for the construction of a Mixed Use Development for 12 attached Condominium Row Homes and 1,000 SF of Retail space - Project was completed in 2013 and homes are occupied - Citymark Development - San Diego, California

NATIONAL CITY - Bonita Creek  – Sweetwater road and Paseo de Sabato - Prepared a Feasibility analysis for development of site - Developed a Land Plan for 120 single family homes on a Planned Residential Development - Purchased property, on behalf of Concordia Homes, and assemble Consulting Team to prepare and process all necessary Entitlements and subsequently prepare Construction Documents - Obtained all permits required for construction - Project was built and sold by Concordia Homes Inc. Solana Beach CA  


 

CHULA VISTA - Spotlight on Broadway - 760 Broadway - Prepared a Feasibility analysis for development of site - Developed a Land Plan for a Mixed Use Project consisting of 40 Detached Row Homes and a 10,000 SF Retail Building  with 9 Apartments above - Purchased property on behalf of Concordia Homes and assembled Consulting Team to prepare and process all necessary Entitlements and subsequently prepare Construction Documents - Obtained all permits required for construction - Project was built and sold by Concordia Homes Inc. Solana Beach California  

 

 

CITY OF OCEANSIDE - Piazza de Oro - Prepared a Feasibility analysis for development of the site - Developed a Land Plan for a Mixed Use Project consisting of  221 Attached Town Homes and 30,000 sf of Retail - Purchased property on behalf of Concordia Homes and assembled Consulting Team to prepare and process all necessary Entitlements and subsequently prepare Construction Documents - Obtained all permits required for construction - Project was sold with Entitlements and Final Engineering completed by Concordia Homes Inc. Solana Beach, California  to K Hovnanian a Public Residential Builder.


 

CITY OF VISTA - Adobe Estates - Prepared a Feasibility analysis for development of the site - Developed a Land Plan for a 159 Lot Subdivision - Purchased property on behalf of Concordia Homes and assembled Consulting Team to prepare and process all necessary Entitlements and subsequently prepare Construction Documents - Project was sold with Entitlements and Final Engineering completed by Concordia Homes Inc. Solana Beach, California  to Pulte Homes a Public Residential Builder. Project is currently under construction in 2014
