• Determine Environmental regulations and Physical constraints

• Determine Market pricing in the area

• Prepare a Preliminary Site Plan massing using possible residential and mixed use type development

• Prepare a Preliminary Proforma of estimated total Income and Expenses based on alternate site development plan

• Prepare Project Schedule for Land Planning, Entitlement, Construction Documents,and Project Construction through unit Sales

• Provide Client with a Fesaibility Report and options for development

• Assemble and Direct Consulting Team to Prepare and Process Entitlements through Local, State, Federal agencies and Manage Project to approval 

• Assemble and Direct Team to prepare Construction Documents and provide Project Management to process plans though all agencies for Grading, Street improvements, Infrastructure, Subdivision maps and Building plans

• Provide final Cost estimates, obtain all Permits necessary to Construct the project

• Provide assistance on the Bidding and Construction of the project
